Job Description

JOB SUMMARY & OBJECTIVES

The Facilities Supervisor is responsible for supervising Facilities Technicians and collaborating with multiple service departments to ensure customer requests are met, meeting room requirements are addressed, and assigned floors are maintained. This role is expected onsite Monday through Friday, 8:30 AM - 5:30 PM.


ESSENTIAL JOB DUTIES & RESPONSIBILITIES

•    Provide daily supervision, feedback, and support to Facilities Technicians to ensure that building maintenance issues are dealt with in a timely manner and with proper follow-through.
•    Attend to daily maintenance issues and escalate to management when necessary.
•    Review and track daily facilities requests and conference center maintenance reports. 
•    Review daily attendance records, schedule maintenance employees according to forecasted workloads, and manage overtime for special assignments.
•    Perform a weekly walk through of space to ensure that aesthetics meet Firm standards.
•    Coordinate and execute office moves.
•    Work with Conference Services to plan support for meetings and events.
•    Enforce strict adherence to the property key control policy, ensuring that locks are changed as required and that keys are properly cut and dispensed.
•    Develop, implement, and maintain preventive maintenance programs.
•    Solicit bids for outside contract work, schedule, supervise, and inspect the work of outside contractors.
•    Work with manager to hire, train, develop, counsel and evaluate Maintenance staff.
•    Ensure Maintenance staff adheres to safety standards, policies and procedures.
•    Maintain systems for monitoring and tracking service requests.
•    Maintain sufficient inventories of tools, parts and supplies to properly maintain the building. 
•    Ensure storage and shop areas are maintained in a neat, well-stocked, clean, organized manner.

•    Perform other duties as assigned.


EDUCATION 
REQUIRED
•    High School Diploma or GED equivalent required
PREFERRED
•    Associate’s degree or Trade School Certificate preferred


SKILLS AND EXPERIENCE
REQUIRED
•    6 to 10 years of commercial, office and/or property maintenance experience repairing plumbing, electrical and HVAC systems required
•    General knowledge of carpentry, HVAC, plumbing, and electrical
•    Thorough understanding of base building systems
•    Ability to effectively present information verbally and in writing 

•    Basic to intermediate computer skills in MS Excel, Outlook, Word and PowerPoint 
•    Can organize, prioritize, plan and multi-task work activities, with the ability to effectively meet deadlines in a high pressure environment
•    Ability to lead, direct, train and manage professional staff
•    Understand importance of providing “White Glove” service to clients and staff
•    Demonstrated ability to solve building issues independently, efficiently and effectively
PREFERRED
•     5 years of supervisory experience preferred


PHYSICAL DEMANDS (REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS)
Medium work: Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
•    Standing: Remaining upright on the feet, particularly for sustained periods of time
•    Walking: Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another
•    Lifting: Raising objects from a lower to a higher position or moving objects horizontally
•    Carrying: Transporting an object, usually holding it in the hands or arms, or on the shoulder
•    Climbing: Ascending or descending ladders, stairs, ramps using feet and legs or hands and arms
•    Pulling/Pushing: Using upper extremities to exert steady force upon an object so that the object moves toward or away from the force
•    Bending/Stooping/Kneeling/Crouching: Bending body downward and forward by bending legs and spine, or by bending legs at knees
•    Reaching: Extending hand(s) and arm(s) in any direction


WORK ENVIRONMENT
The worker is not substantially exposed to adverse environmental conditions as in typical office or administrative work (normal light, air and space in the work environment)

Salary Information

NY Only: The estimated base salary range for this position is $80,000 to $90,000 at the time of posting.

The actual salary offered will depend on a variety of factors, including without limitation, the qualifications of the individual applicant for the position, years of relevant experience, level of education attained, certifications or other professional licenses held, and if applicable, the location in which the applicant lives and/or from which they will be performing the job. This role is exempt meaning it is not overtime pay eligible.
