The Real Estate Paralegal will support the Legal Department in managing real estate transactions related to utility-scale solar development. This position will play a key role in supporting land acquisition efforts by assisting with the preparation, review, organization, and execution of land control agreements including leases, easements, options, and purchase agreements.
This role will also assist with title and survey review coordination, due diligence tracking, and maintaining accurate real estate files across a large portfolio of solar project sites.
The ideal candidate is highly organized, detail-oriented, and experienced in real estate documentation, closing support, and coordinating with landowners, title companies, surveyors, and outside counsel.
Key Responsibilities Land Acquisition & Contract Support-
Assist in the preparation and administration of land agreements including:

Easements (access, utility, transmission)

Purchase and sale agreements

Memorandums of lease and related filings

Support legal counsel in drafting and managing amendments, extensions, assignments, and estoppels.

Coordinate execution of land agreements and track signature status using DocuSign or similar platforms.

Maintain contract templates and ensure executed versions are properly stored and indexed.
-
Order and track title commitments, title policies, and related endorsements.
-
Coordinate with title companies to resolve title issues including liens, encumbrances, and curative requirements.
-
Assist with review of title exceptions, legal descriptions, and easement documents.
-
Coordinate survey requests and track ALTA/NSPS surveys and boundary surveys.
-
Support the collection of due diligence items including zoning confirmations, tax parcel data, and recorded documents.

Coordinate recording of real estate documents with county clerks/recorders.
-
Prepare and submit recording packages, including cover sheets, notary acknowledgments, and payment details.

Maintain tracking logs for recorded documents and confirm receipt of stamped/recorded copies.

Assist with UCC filings and releases as needed in connection with real estate and financing activities.

Maintain organized real estate project files for each solar site, ensuring proper version control.

Create and manage internal tracking spreadsheets for:

Landowner outreach status

Agreement execution status

Option/lease expiration dates

Rent payment schedules

Recording completion
-
Title and survey milestones

Ensure confidentiality and accuracy of sensitive landowner and transaction documents.

Support real estate closings for acquisitions, project sales, and financing transactions.

Assist in preparing closing binders, checklists, and deliverable summaries.

Coordinate with outside counsel and internal teams to ensure all required real estate documents are completed prior to project milestones (NTP, financing close, COD).

Assist with preparation of estoppel certificates, landlord consents, and assignments.

Serve as a point of contact for landowners, brokers, title companies, surveyors, and outside counsel.

Coordinate notary services, mailings, and landowner correspondence as needed.

Work cross-functionally with Development, Engineering, and Construction teams to support site control requirements.

Associate’s or Bachelor’s degree required (Paralegal Certificate preferred).
-
3+ years of experience as a Real Estate Paralegal or in a similar legal support role.

Strong working knowledge of real estate transactions, leases, easements, and recording processes.
-
Experience coordinating title and survey requests and tracking curative actions.
-
Proficiency with Microsoft Office (Excel, Word, Outlook) and document storage systems (SharePoint, Box, etc.).

Excellent organizational and time management skills with high attention to detail.

Ability to manage multiple projects and deadlines simultaneously.

Strong written and verbal communication skills.

Experience in renewable energy, utility-scale solar, wind, transmission, or infrastructure development.

Familiarity with land acquisition processes for large-scale projects.

Experience with title commitments, ALTA policies, endorsements, and curative requirements.

Experience with DocuSign or other electronic signature platforms.

Experience working with multi-state real estate portfolios.

Understanding of zoning and permitting documentation related to land development.

Experience with GIS parcel mapping or working with parcel identification tools (preferred but not required).
