*This position can be based in any of our locations. Will be remote/hybrid.
General Purpose of the Position:This position is responsible for providing legal representation in a wide variety of real estate related matters, including acquisition, negotiations, finance, development rights, construction, leasing, and a portfolio of other commercial contracts arising from Switch's core business operations; corporate governance and other legal matters.
Supervisory Responsibilities:This position may require supervision of legal staff assisting with the foregoing.
Essential Duties and Responsibilities:- Counseling management on real estate matters and related rights; negotiating real estate, purchase, easements, development and construction agreements, financing transaction permitting, lot-line adjustments, sub-division, parcel map filings and related tax parcel mapping with local county and municipal jurisdictions in multiple states; participating on a team responsible for the expansion and development of a multibillion-dollar real estate portfolio
- Draft, review and negotiate various commercial contracts relating to the Switch ecosystem, with an emphasis on vendor and procurement agreements, colocation facilities agreements, telecommunications contracts, and AIA construction contracts
- Support the Legal Department needs for corporate governance matters, tax matters as it relates to REIT compliance of real estate holdings
- Coordination with various service providers to company such title companies, surveyors, engineers, utilities, energy developers
- Provide practical, business-oriented advice directly to business clients
- Ensure proper contract fulfillment in accordance with company policies, legal requirements, and Switch specifications
- Coordinate between departments to facilitate completion and execution of various projects
- Support implementation of existing agreements and practices
- Work with the team to create, maintain and manage contract files and information flow
- Prepare reports and transaction memos and perform legal research
- Review and update policies and procedures
- General corporate legal representation as needed
- Perform other assignments or duties as required

- Intermediate working knowledge of various software applications including Microsoft Office Suite (Outlook, Word, Excel, PowerPoint), DocuSign and Adobe
- Advanced understanding of contract and file management solutions
Education:
- J.D. required
- Bar admission and in good standing in at least one state
Experience:
- Licensed to practice law in a U.S. state
- Minimum of 3-5 years of relevant experience in a law firm and/or in-house legal department
- Procurement, construction-related, real estate development, REIT, telecom, or data center experience a positive, but not required
