Job Description

As a Title Clearance Specialist, you’ll play a critical role in clearing the path for successful real estate transactions. You will guide the client and borrower through the title clearance process until the title is clear. You’ll leverage your deep understanding of title processes to deliver rock-solid performance. What You’ll Do:
  • Review title commitments, search packages, and supporting documents for accuracy and completeness.
  • Work closely with examiners and underwriters to determine curative requirements.
  • Obtain necessary releases, satisfactions, subordinations, and corrective documentation to clear title.
  • Obtain vesting confirmation and confirm signers at closing.
  • Review tax information and obtain payoffs, as necessary.
  • Familiarity with reviewing trusts, estate documents, divorce decrees, LLC’s, etc.
  • Tech savvy and familiar with commonly used industry websites.
  • Ability to apply common sense and out-of-the-box thinking to find creative solutions for complex issues.
  • Verify that all title requirements are met prior to issuing a clear to close.
  • Coordinate with lenders, attorneys, agents, and prior title companies to resolve title issues.
  • Communicate clearly and professionally with internal teams, closing specialists, and management) regarding file status and outstanding items.
  • Provide regular updates on clearance progress and escalate complex issues to management or underwriting as needed.
  • Ensure all curative documentation is accurately recorded, indexed, and stored in the title system.
  • Maintain detailed notes and documentation of actions taken to clear title.
  • Adhere to company policies, underwriting guidelines, and ALTA Best Practices.
  • Participate in quality audits and process improvement initiatives to increase efficiency and reduce rework.
  • Communication: Serve as the primary point of contact for title clearance inquiries, facilitating clear and professional communication between clients and the borrower.
  • Process emails and respond to all incoming requests in a timely manner.
  • Continuous Improvement: Identify opportunities for process improvements to enhance efficiency and service.
  • Consistently meet established service level agreements (SLAs), quality standards, and internal performance metrics. 
  • Participate in training new specialists as needed. 
  • Other duties as assigned. Occasional overtime may be required to meet deadlines or close transactions. 
 
What You Need:
  • 3+ years of experience in a clearance role, preferably in a multi-state or national setting. 
  • Strong knowledge of clearance process and requirements for a complete closing for each product, by state.
  • Experience with Resware closing production software is a plus. 
  • Excellent attention to detail, analytical, and problem-solving skills. 
  • Strong verbal and written communication abilities. 
  • Ability to work independently in a fast-paced, deadline-driven environment. 
  • Team Player: Positive attitude and strong sense of customer service and collaboration.
