Job Description

*Position summary

This position will be a lead support role in the Resident Relations Department with the core focus being our landlord-tenant relationship with our thousands of residents in our communities. This position will experience the complete lifecycle of tenancies from application through termination. There will be involvement with an extensive form and document library which are the life blood of our business.

*Position Performance Objectives:

  • Preparing and serving tenant notices (3-day, 30-day, 60-day, etc.).
  • Managing unlawful detainer (eviction) filings through to judgment.
  • Handling rent collections, including small claims processes.
  • Familiarity with California landlord-tenant laws, including AB 1482 and local just cause ordinances.
  • Coordinating with outside counsel and tracking legal escalations.
  • Experience with court filing systems, calendaring, and case tracking.
  • Accurately preparing and tracking various violations, collections, and legal notices.
  • Research, analyze and summarize incoming issues and new and existing laws, determine applicability to the company, and draft documents supporting your findings.
  • Assist in developing procedures for compliance at the corporate and property level.
  • Review reports, identify, and resolve any discrepancies.
  • Support communication efforts by drafting or editing company-wide communications.
  • Review documents for grammatical errors, typos, and formatting needs.
  • Draft and prepare tenant mailers to be sent by mail or electronically.
  • Process title transfers for vehicles and manufactured homes with the Department of Motor Vehicles and the Department of Housing and Community Development.
  • Manage a variety of special projects, as needed.

  • Detail-oriented with the ability to manage complex caseloads
  • Bring enthusiasm, creativity, patience, good judgment, and flexibility to their work.
  • Has the ability to work both independently and in a team environment.
  • Possess excellent organizational skills with high accuracy, attention to detail, and common sense.

*Physical Requirements

  • Has the ability to work at the corporate office in front of a computer screen/typing approximately 90% of a typical working day.
  • Has the ability to bend, reach and lift boxes and office supplies up to 30 pounds Perform simple and power grasping, pushing, pulling, and fine manipulation.

*Experience Requirements

  • Certified paralegal (ABA-approved program preferred), Bachelor's degree, or equivalent work experience.
  • Minimum three years' property management experience and/or in a legal office.

Hourly Range: Pay range $33 - $41 per hour DOE, 40 hours per week, Monday - Friday
