Job Description

Duties and Responsibilities

• Processes Applications for newly franchised properties (which includes mapping properties, performing background checks and obtaining credit reports on applicants) and re-licensing of existing Red Roof properties (transfers and renewals).
• Assist in ensuring that franchise transfer documents are properly executed.
• Ensuring compliance with disclosure documents.
• Prepares Notice of Application and distributes to various Red Roof departments.
• Communicates with Sales Team, Operations Team, Applicants and Franchisees.
• Prepare Franchise Agreements and other associated documentation (i.e. RediStay Agreements, Comfort Letters, Conditional Approval Letters) for new properties entering the Red Roof system.
• Prepare modifications to the standard form of Franchise Agreement in accordance with deal terms after ensuring appropriate approvals have been obtained by Senior Management.
• Assists in reviewing pre-execution files for accuracy.
• Finalize processing of executed transactions by preparing execution memos and opening memos as well as organizing property files.
• Return counter signed Agreements to Franchisees after confirming all required perimeters have been met.
• Prepare modifications to Franchise Agreement (Amendments) and distributes Amendment Memos to various departments within Red Roof.
• Prepare and coordinate Comfort Letters and assists Franchisees and Lenders.
• Creates, maintains, and distributes various reports such as Projected Openings, Monthly Royalty Rates, Applications Received and Franchise Information Summary Report.
• Participate in annual Franchise Disclosure Renewal process.
• Involved in the preparation and tracking of default, termination and window notices.
• Draft and review compliance letters to franchisees.
• Maintain electronic franchise files.
• Collects and analyzes information needed for Sales Force entry.
• Maintains Special Deal Terms object in Salesforce as well as the documentation section of the Opportunity object.
• Support the Operations Team by preparing PIP reminder letters and coordinating the securing of opening documents needed prior to opening (i.e. deeds, proof of terminations).
• Assists in maintaining organization of legal records in the legal file room.
• Consults with supervisor and legal counsel as needed.
• Performs other duties as assigned.

Qualifications

• Strong time management skills.
• Exceptional organization skills and ability to multi-task.
• Strong verbal and written communication skills.
• Must be able to work in a team-based system and get along well with others.
• Computer literate and proficient in Microsoft Office (a must).
• Strong attention to detail.
• Franchise industry experience preferred but not required.
• Contracts Administration experience preferred but not required.
